Concrete Cancer

Concrete cancer does not fix itself, and it does not wait. Signs your building may have concrete cancer;
 

  • Rust-coloured stains bleeding through concrete

  • Cracking that runs in straight lines along the reinforcement

  • Concrete that sounds hollow or drummy when tapped

  • Flaking, bubbling, or blistering surfaces

  • Concrete breaking away with rusted steel exposed underneath

These show up most often on balconies, facades, car park soffits, and exposed structural elements, and Perth’s coastal, salt-laden air makes local buildings especially prone.
 

Why proper repair matters;
 

The most common and most expensive mistake with concrete cancer is patching over it. Filling the damaged area without properly treating the corroding steel does not stop the corrosion; it hides it. Patching can even accelerate new corrosion around the edges of the repair, so fresh cracking appears within a year or two and the work has to be done again.
 

Repairing concrete cancer properly means finding and treating the cause: the corroding steel, and whatever is driving the corrosion, such as water ingress or a failed membrane. That is the difference between a repair that holds and one that fails.
 

How MRO approaches concrete cancer repair;
 

  1. Diagnose. We inspect the affected areas, identify the cause, and establish the true extent, including damage below the surface that is not yet visible.

  2. Scope. You get a clear, documented scope of what the repair actually requires, so there are no surprises later and, for strata, so every contractor prices the same job.

  3. Repair. Affected concrete is removed back to sound material, the reinforcement is cleaned and treated or replaced, and the profile is reinstated with the correct repair system.

  4. Protect and verify. We address the underlying cause, apply appropriate protection, and document what was found and done for your records, warranty, and future planning.
